The Best Neighborhoods in Katy ISD


Many Katy area neighborhoods are highly sought-after for their amazing amenities, top schools, and expansive homes. Here are a few that are always a hit with Katy Area residents.

1. Cross Creek Ranch

Cross Creek Ranch residents are technically in Fulshear, but most schools are zoned to Katy ISD, with three new ones being built to accommodate this fast growth area. The area still enjoys big-city luxuries in a small-town atmosphere. Both new construction and established homes are available. The community has a lakeside water park and fitness center with miles of greenbelt and hiking and biking trails. Zoned to award-winning Katy ISD and Lamar CISD schools, home prices range from $300K to just under a million.

2. Cinco Ranch

Resort-style living at Cinco Ranch includes waterparks, a beach club, walking trails, and more in Katy’s largest residential community. One of the top 20 master-planned communities in the country, Cinco Ranch offers the most amazing resort style pools and amenities galore and homes are zoned to some of Katy ISD's top schools and is one of the many reasons it's a popular destination for Katy families. Cinco Ranch has older established, more established homes in tree-lined communities in Southlake and Northlake villages as well as newer home in the southwest or northwest quadrants of Katy. Prices range from $300K to over a million. Homes generally will feed into Seven Lakes and Cinco Ranch High School.


3. Kelliwood

Nestled throughout many pockets and green spaces along South Fry Road, Kelliwood homes are known for quality builds in very nice, safe neighborhoods, many of them gated. Neighborhoods include Kelliwood Gardens, Kelliwood Greens, Kelliwood Lakes, Kelliwood Lakeforest, Kelliwood Place, Kelliwood Courts, and many more. Kelliwood is zoned to some of the top schools in Katy ISD and homes range in price from $370K to over $2 million. Many of Homes feed into Taylor or Seven Lakes High Schools*.


4. Seven meadows

If you're on Grand Parkway (99) and take the S. Fry Road heading east, you will come up the start of Seven Meadows. Keep driving a ways and you will enter the beautiful gated community of Avalon at Seven Meadows. Many of these neighborhoods feed into Seven Lakes High School and prices range from $260K to $1 million.

5. Elyson

With parks, trails, lakes and orchards close by, Elyson is quickly become a Katy family favorite. Built to suit families and active and adventurous lifestyles, there are endless options for recreation like tennis courts, a fitness center, a cafe, event lawn and large swimming pool. Upscale retail and restaurant plans are also in the near future. The neighborhood is zoned to new, highly desired Katy ISD schools - Bethke Elementary, Stockdick Junior High, and Paetow High School. Homes range in price from $382K to the mid-600's.

6. Grand lakes Grand Lakes is a four-phase masterplanned community that extends north and south of grand Parkway near Fry Road. with mature trees, quiet streets, and fun community events, this area is highly attractive for families that are new to the area. zoned to Katy ISD schools, and prices range from the low $390's to 600's.

7. JORDAN RANCH Another new master-planned installation to Katy with homes from the $200's from popular builders like David Weekley, Plantation, Westin, and Highland Homes, among others. Students are zoned to LCISD's Lindsey Elementary, Leaman Junior High, and Fulshear High School, and the amenities cater to an All-American, family-oriented lifestyle with an expansive playground, lazy river, community events and family movies on the lawn, tennis courts, and a resort-style pool. Homes range from the $230s to the $500's.

8. pine mill ranch Residents love the tranquil, family-oriented vibe of Pine Mill Ranch. Multiple splash pads, green trails, parks, and spacious homes make this an ideal community for young families. Homes range from 330K to the upper 600's, and are zoned to Tompkins High School in Katy ISD.

9. Cane Island

This 1,100-acre community offers creative amenities for Katy families near IH-10 and Bartlett Road. Residents enjoy a tree-lined parkway, fountains, and exotic animal neighbors. The amenity village includes a community lounge, café, multilevel tree houses, as well as a two-story fitness center, which features adult and family pools with giant dump bucket and a splash pad. Cane Island is all about bringing their community together with concerts, movie nights, and family-friendly events. Zoned to award-winning Katy ISD schools. One of the only large home communities where residents have an official City of Katy address and which is mandatory for City of Katy services. Most homes feed into Katy High School. Lots range in size from 50' to 1/2 acre custom homesites and in price from the $260's to 1M+.

10. Willow Creek Farms

Located just South of Interstate 10 and west of Katy, Texas in Brookshire, Willow Creek Farms is in close proximity to shopping, I-10, and easy access to the Grand Parkway. Willow Creek Farms features over 1,100 homesites with walking trails, a full olympic style pool, splash pad, and a park. Willow Creek Farms is located in both highly acclaimed Katy ISD and LCISD! Children in this community will attend Byrant Elementary, WoodCreek Junior High and Katy High School in Katy ISD, or Huggins Elementary, Leaman Junior High and Fulshear High School in LCISD. Home prices average $330K+.
